realtime stream growing lag

Hi,
I am using vlc 2.0.5 to play a video stream coming from ffmpeg via h264 over udp mpegts on a wifi network.
the stream is real time screen capture and low latency is very important.
The problem is that the lag between the source capture and the played output is constantly growing, I start with a 2 seconds lag and after 20 seconds I am at 10 seconds lag and growing.
I suspect the issue is in the player side because if I restart vlc the lag is 2 seconds again .
I suspect it is some sort of buffer growing. but I don't know how to configure vlc for real-time stream playing.
I am well aware that when playing real time video some data gets lost because of small buffering, I am willing to loose frames and quality to decrease latency.
Any help would be very appreciated.
