Low latency streaming, network setup.

Guys,

I'm using VLC to play a UDP multicast stream at my house. I am trying to figure out a proper setup to keep stream latency as low as possible, under 1 second would be great. Right now it's about 1.8s.

My current setup (all wired, no WiFi):

HDMI -> IPTV encoder (top of the line, low latency encoder) -> AirPort Extreme -> Mac Book Pro -> VLC (Version 3.0.7.1 Vetinari (Intel 64bit)

The encoder is setup to stream over UDP, low latency, h.264, multicast.

In VLC I've set UDP Caching Value to 100ms, Stream output mixer caching 100ms.

So, I am not sure why I am not able to get the latency to stay under 1 second. Given the IPTV encoder well known low latency capabilities, the two things I am looking at:
1. proper VLC configuration?
2. Maybe my AirPort Extreme basestation is not fast enough even over wired connection?

Anyway, I was wondering if anybody here has some experience on how to properly setup a super simple home WLAN that can deliver fast sub second streaming.

Any helpful input is much appreciated.

I'm using this configuration to play a low-latency stream :
-vvv --network-caching=100 --sub-track=0 rtp://@239.11.169.13:5000

I mesure in April 2021, 363 ms delay between the encoder, and the VLC. But fiew month ago, the result become 2-3 sec delay.. and i didn't change anything on the VLC configuration.. still running the same version also.
